Every quote itemises the emergency fee, extraction, drying, cleanup and any permanent fix on separate lines, so you and your adjuster can see exactly what each stage costs before equipment goes down.

It is a City of Toronto program that pays up to $3,400 CAD per property toward flood protection: up to $1,700 for a qualifying sump pump installation and up to $1,700 for a qualifying backwater valve installation. The program has been running since 2011 and has paid out more than $85M to date. It applies to City of Toronto properties only, which includes the old city, East York, York, Etobicoke, North York and Scarborough, but not Vaughan or Mississauga. The city requires a building permit and an inspection, and there are rules about who does the work and what is installed. Exterior is the more permanent fix but far more disruptive, especially on tight semi lots with shared driveways.

No. Category 3 (black water) requires removal of porous material that touched the water: drywall, insulation, carpet, underpad and often subfloor. We make a controlled flood cut, usually two feet above the high-water line. Solid surfaces like concrete, tile and sealed hardwood can be cleaned and disinfected under IICRC S500.

Watch for visible growth on drywall or insulation within 48-72 hours, a musty smell that persists after drying, and elevated moisture readings on baseboards two weeks after extraction. Post-flood air quality verification ($400-$900 CAD) compares indoor spore counts with an outdoor baseline and confirms it either way.

Much of the city sits on Halton Till clay that drains slowly, and many pre-1970 homes still have clay weeping tile and floor drains tied to combined or surcharging sewers. In a heavy storm like July 8 2013, when about $850M in damage was recorded, the municipal system backs up and sewage looks for the lowest opening, which is usually your floor drain.

Yes. Scarborough and Mississauga are inside our 90-minute dispatch coverage even though they do not have their own pages yet. Scarborough properties are City of Toronto, so the flood protection subsidy can apply. Mississauga properties are not covered by the Toronto subsidy.
